(The new properties added in March 2012, click to enlarge)
NAMA has today published its now regular monthly list of properties subjected to foreclosure action – the list shows NAMA foreclosed properties at the end of March 2012. The full list is here, the list of new properties added is here, and you will find previous editions of the monthly list which was first launched in July 2011, here. It is hoped to have the list in an spreadsheet format shortly, available here.
You should read the full list of NAMA’s terms for accessing the lists here. But in summary, this is what you’re looking at:
(1) Real estate property subject to loans in NAMA to which receivers have been appointed. The receiver’s website is shown against each property.
(2) This is all the real estate foreclosed sorted by country, and then region.
(3) Not all of the property may be for sale.
(4) Contact the receiver with enquiries or expressions of interest in the first instance. Only pester NAMA if you’re not getting any response from the receiver and make allowances for receivers being busy with queries, particularly after a new release of foreclosed property.
(5) If you think there are mistakes on the list, contact NAMA.
Comment and analysis here shortly.
UPDATE: 27th April, 2012. NAMA has issued a press release in which it says “The list includes 44 properties which were added in March. The total number of properties now listed is 1,195 (some of which are multiple properties such as apartment blocks). The updated listing includes assets which are for sale (with sales agents appointed) and which have an estimated market value, based on price indications guided by sales agents, in excess of €1 billion.”
A 12th century Anglo-Norman castle, no less

@JP, thanks, I didn’t realise Paul Neill was in NAMA, so presumably his companies Turnstile Developments and Kilbright Developments are also in NAMA.
He had good taste in aircraft.

It’s a bit odd that the Bangor assets have not appeared on the enforcement list, despite being put into receivership by Anglo (as was then) in 2011,
@JP, NAMA didn’t take over all loans. So Sean Quinn’s loans stayed at Anglo despite the fact that there was a distinct development flavour to property in Turkey and India, and you could argue the Ukrainian and Russian property was less investment and more development.
NAMA also didn’t take on some loans because they were problematic (paperwork, security) or because they had negative values.
Maybe one of the above applies to the Bangor assets.
Only two sales in Northern Ireland in March but they were fairly substantial ones.
Killymeal House, Belfast

A 27,000sq ft office building let to a government department with 13 years of the lease unexpired. Rental income of £275k pa. I’m no expert but can we assume from that a sale price of c£2m+?
Glenshane Road, Drumahoe, Co. L/Derry

Still listed as ‘For sale’ on the BTW Shiells website but gone from the foreclosure list. 38 acres with outline planning for 322 units. Asking price was £3m
Other than those two, another quiet month, with only 2 of the 153 assets moving from “Not for sale at present” to having agents listed.
Killymeal was Jermon/ Peter Dolan and as you suggest was one of his better assets. BTW had previously listed it as agreed before it reappeared as for sale. So I assume they’ve now got it over the line. Will be interesting to see who got it – it was a small London fund which picked up his two retail parks. The Jermon Dungannon portfolio was advertised in the Belfast Telegraph for the first time this week.
The Drumahoe lands were Peter McDaid who appeared on the N Ireland bankruptcy list today. This is a more intriguing sale than Killymeal House. Is it someone who has long term plans to develop housing? Is it someone who sees a flippable prospect? Is it an agricultural play?
@JP Thanks for the background. Out of curiosity, which agent was advertising the Dungannon portfolio?
I think it was Osborne King but not 100% certain
@JP Thanks for the tip. Found 3 of the Dungannon assets on the OK website. Another £2m of commercial property on the market.
